On land they have lived on for many years, a couple whose children have grown and left build a new home. Built into it are not only their own quarters, but six rental units to support the life ahead.
The site sits in a residential neighborhood of Tokyo, fronting roads on three sides — south, east, and north — each subject to its own setback restriction. Surrounded by two- and three-story houses, the starting point of the design was how to secure enough floor area on a constrained lot while still building something that belongs to the street.
Not as a single large building filling the site,
but split into three volumes instead.
To slip past the setback restrictions closing in from three directions, each volume steps back slightly floor by floor, its form tuned using the sky-view ratio. A shape derived from reading tight regulations closely, the result is not a single large mass but a cluster of three small buildings, each scaled to match the surrounding neighborhood.
Shifting the three volumes slightly against one another produced an unexpected effect: every unit becomes a corner unit, opening in two directions. Light and air pass through the rooms, and sightlines carry all the way outside.
The "offset" that let us slip past the regulations
became, just as it was, the offset that raised the quality of every unit.
The first and second floors hold six rental units, each with its own distinct floor plan. Making every unit a corner unit sets them apart from comparable rental housing nearby.
On the third floor, sliding doors mark the seams between the three volumes. Left open, as they usually are, they let the Japanese-style room, the LDK, and the bedroom stay loosely distinct while reading as one continuous space. Natural light entering from three directions makes it bright and open.
The fourth floor holds a rooftop terrace that brings the sky close, along with a plaster-finished bathroom, a guest room, and a sunroom. Even within the city, the higher you climb, the further the building drifts from its surroundings and opens toward the sky.
The exterior walls are cast-in-place concrete, formed against OSB panels. The wood grain transferred onto the surface shifts its shadow with the angle and hour of the sun, giving the otherwise inert concrete a rich, changing expression.
What determined this building's form were the setback restrictions closing in from three directions. Yet the three volumes born from that constraint went on to set a distance from the street, produce corner units, draw in light and air, and, in the end, make a new home for a couple beginning the next chapter of their life.
